The formula

DSCR = rent the lender counts ÷ total monthly housing payment

If qualifying rent is $4,000 and the lender-defined monthly debt service is $3,200, the ratio is 1.25x.

Do not run principal and interest alone. Taxes, insurance and HOA can turn a clean-looking deal into a miss.

Why can an appraiser 1007 rent schedule lower DSCR?

A lender may use the appraiser-supported market rent or apply a lender rent reduction instead of using the full lease amount. A lower qualifying rent reduces the DSCR ratio.

Does delayed financing change the DSCR formula?

No. Delayed financing can change the eligible loan amount and resulting payment, but DSCR is still qualifying rental income divided by the lender-defined debt service.
